In real estate, title insurance is an insurance policy that protects the holder from any loss sustained by reason of defects in the title. Generally speaking, a title insurance policy listed on the HUD report at closing does not protect the home owner (buyer), but rather, protects the mortgage company. The buyers should take out a separate policy to protect themselves. If the buyers policy is taken out at the time of closing, it is generally significantly less cost because the title company only needs to do one title search.
