In real estate, there are basically two types of deeds: The warranty deed, also known as the general warranty deed and the quitclaim deed. Either deed will transfer property from one person to another, however, the warranty deed contains assurances to the buyer that they have title to the property and the power to convey it to another among other assurances. The quitclaim gives no warranties whatsoever.
