In real estate it is always a good idea to specifically identify fixtures that are to remain with the property after the sale. In general, an item that is “attached” is assumed to remain with the property. For example: a chandelier hanging from the ceiling and is wired through the ceiling, is expected to remain with the property. A light fixture that is simply plugged into a wall socket will generally be taken by the sellers. Items, such as appliances, should always be identified in the offer.
