In real estate a home owner that decides to add on to the house without getting the required permits may run into trouble when trying to sell the property.  As a REALTOR I always check the square footage listed in the MLS by what it shows on the property tax records.  If permits were not obtained, the new square footage will not be reflected on the tax records.  It would also indicate that a closer look needs to be done to ensure that the addition was done to code.
