In real estate a home inspection can be a powerful tool for the buyer. When a home inspection is done there is usually a long list of items that the inspector has identified, most of which are relatively minor. When there are issues that are more serious, such as water leaks or improper wiring, it can be a good idea for the buyer’s agent (with the buyer’s consent) to provide a copy of the inspection to the sellers. This not only makes them aware of the situation but puts the sellers in the situation of having to report the matter to other potential buyers once they are aware of the defect. This can be a good bargaining chip for the first buyers.
