Did you know that . . . 

Our solar system rotates around the center of the Milky Way once every 250 million years?

In real estate it is a good idea to negotiate those things that the parties can most likely come to terms with.  For example:  If the price of the home seems to be a factor that the parties are quite far apart, but the closing date is something that can be worked out, work on that first.  Once the parties have a few agreements under their belt it is many times easier to negotiate the tougher areas.
