In real estate it may be very dangerous to underprice your home with the plan of starting a bidding war.  Some agents will suggest that you list your home significantly under the market value of your home with the hopes of starting a bidding war.  If offers come in that are less than the market value, the sellers do not have to sell the property, but they may be obligated under the contract to pay the commission to the agent.
