In real estate the more time buyers and sellers have invested in a deal, the more each party has to lose if it doesn’t go through.  A good agent will therefore, spend time negotiating those things that they believe they can reconcile.  The buyers and sellers will be more likely to come to terms with settling the more difficult topics rather than lose the deal.
